Before real estate, I spent more than twenty years in sales, marketing and business development, working with manufacturers, distributors and logistics companies on how to position, sell and grow. That work taught me to listen for what a business actually needs, and to negotiate with a purpose.

The market right now

The GTA industrial market stayed soft through Q2, and it still favours occupiers

GTA industrial vacancy held steady at 4.2% in Q2 2026, unchanged from Q1, as the brief pickup in leasing early in the year gave way to a quieter spring. Average net asking rents slipped again to $16.36 PSF, the eighth straight quarterly decline, with tenants staying cautious and landlords still competing on price. Sale pricing held roughly flat at $356 PSF. For occupiers in Toronto, Mississauga and Brampton, the takeaway is unchanged: softer rents, fuller incentives and real choice, with little urgency forcing a fast decision.
