The market right now

The market has found its floor — and it still favours occupiers

After thirteen straight quarters of rising vacancy through 2024–25, the GTA industrial market is stabilizing. Vacancy eased to 4.2% in Q1 2026 — down from 4.5% the prior quarter, and the first meaningful decline of the cycle. Yet it remains well above the sub-2% lows of the last cycle, and average net asking rents have now slipped for seven consecutive quarters — though the decline has flattened. For occupiers, that still means real leverage: softer rents, fuller incentives, and genuine choice. The signal worth watching is that the worst of the correction is likely behind us, so the window for the very best terms is no longer widening.
